Useful Gear Brand?

So I picked up a Useful Gear Brand backpack from Unclaimed Baggage for $10 because I saw in the details that it's made with Cordura and has YKK waterproof zippers. I believe it is their Arroyo backpack. There's not a whole lot of reviews for it so I figured if there is any place where I can find some info on it, it'd be Reddit. How durable is it? And is it really weatherproof?

Okay so I got a hold of my Redfin realtor today. Turns out he broke his phone and couldn't text or call for a day until he got a new phone (though it doesn't explain the lack of communications in the days before that). At the same time, the transaction coordinator was out of office for a few days. I guess it's our bad luck? But at the same time I feel like they should've had backups. At my company, we would have never left a client hanging like this, regardless of transaction volume or contract value.

The whole experience just felt like so much more work on my part compared to Remax.

We have been using a Redfin agent to represent us in a purchase transaction. Let's just say that the whole experience has been underwhelming.

This is our second time buying. Our first purchase was 12 years ago through a Remax agency. Unfortunately my realtor has since passed away. I've always been tech-forward so I chose Redfin's platform given how easy it's to use.

In any case, the Redfin agent was super responsive throughout the early phases: scheduling tours, answering questions, etc. However, when we made an offer on a $600k house, he first scheduled closing in a mere 14 days. Of cours, my bank said they need the standard 30. So he haggled with the bank to settle on 3 weeks.

Then he made errors on the purchase contract that required repeated corrections. And after that, he simply stopped communicating regularly. So here we are, a few days from closing, we still don't have a final walkthrough scheduled. We have no idea when the seller will be moving out. And until they do move out, we don't want to schedule utilities transfer. I imagine date of possession is right after closing, but we aren't sure? I sent him an email with 6 questions and all I got in return was basically "We are clear to close on time." I can't drop everything on a dime to do a final walkthrough. There is no coordination at this point. I suggested to push out closing date if needed, but he said everything is on time. I have no idea what is happening right now.

I don't remember going through nearly as much issues 12 years ago with Remax. Is this a normal Redfin experience?
