I don’t see the monthly HOA, which is 850? We currently have abatement for taxes. So what is our actual monthly payment is it the 4,788.56? And the HOA is paid separate or is that included in that?

Estimated cash to close accuracy?

Hi, we just got sent an initial loan disclosure but I’m a little bit confused. What does this mean for the estimated cash to close? The lender said that this is just examples and stuff but how did we land $207,381 for down payment/funds from borrower?

We were planning on putting a 140k down payment.. so I don’t know how we got these numbers

Is there something I’m missing? Thank you (PICTURE IN COMMENTS)

For getting a mortgage what is better lower DTI or a higher savings?

Basically, we have 1400 for a personal loan (66k total) every month, $394 in car, $23 minimum in student loans and about 125K in savings.

We were advised to pay off the personal loan to reduce DTI. Income about 12k a month on paper.

FICO 770

Please advise!
