borrowing against ETF investment
hey guys, wanted to hear from anyone who knows this space, but instead of selling my ETF investments and investing in property, i was thinking why not loan against the ETF value and buy the investment property that way?

I've been thinking about this a lot lately. Making friends as an adult in Sydney feels weirdly hard — everyone's busy, friend groups are already locked in, and a lot of "social" spots are really just couples on dates or mates who already know each other.
So I want to crowdsource the local wisdom: where do you go to meet people who are genuinely open to making new friends?
Keen to hear specifics:
- 🍺 Venues — pubs, bars, cafés that are good for chatting to strangers without it being weird
- 🎉 Events & meetups — run clubs, board game nights, trivia, language exchanges, markets, festivals
- 🏃 Activities & clubs — sport, climbing, hiking groups, hobby classes, volunteering
