Question on HTB New Build Actual Costs

Hi all,

We have booked a new build 3 bedroom terrace in Furzefield, Swords (The Pheasant).

500k and using HTB of 30k, so deposit cash expense only 20k.

However, from my understanding these New Builds still need floors, shower doors, cupboards, kitchen appliances etc.

Does this not come to about 20k or 25k anyway, effectively scrapping the benefit of the HTB?

I have no idea what these types of things cost (having only ever rented).

Advice much appreciated!

Buying vs paying rent

Hi, not sure if this is the right place to ask but will ask it anyway.

I live in Ireland with my wife, in Dublin. We are expecting a baby.

Our rent essentially works out at 2800 a month. It is ludicrous. (We had a pretty nice rental deal but that landlord decided to sell and now we are spending huge amounts).

So my question is: has anyone ever bought a house, knowing they will likely make a loss, but at least it is better than the guaranteed loss of renting?

Furzefield Swords: Pheasant Drainage Concerns

Hi all.

We've reserved a new build in Furzefields Swords, specifically a Pheasant near the higher part of the development. From the estate plan online, it looked great; South facing garden against an established suburb. Google maps also looked good.

However, when we went to check for ourselves what it will actually look like, we saw there is a huge height discrepancy between our southern neighbours and ourselves. (This photo taken from a Pheasant kitchen window).

I realise this is a decision only we can make, but would like to source some additional opinions.

Would this be a deal breaker?

How badly would this affect resale value?

The developer said they plan on having a small patio / footpath, then a 1.2m retaining wall with 6 steps, and then lawn, and then the property boundary wall.

My concerns:

Southern Garden benefit nullified by height difference.

More noise (any noise will be reflected back and forth)

More damp

Potential of entire kitchen flooding with water.

Pros:

The front of the Pheasant actually has a bit of a view as we are close to a green space, and it slopes downward. So from the lounge and two upper bedrooms the view would be great.

What do you guys think?
