Water heater refurbished
As an inspector, how would you report on an electric water heater that the seller had descaled/cleaned out, and replaced the anode rod, Pressure-temperature relief valve, and lower element? This is a ten-year-old tank in a hard-water area where water heaters are often replaced early because of mineral accumulation.
