Need a real person to tell me this is stupid

We have a chance to buy the house we’ve been renting for almost 10 years. Unfortunately haven’t saved a down payment but we have 3 months expenses saved. Sooooo.

We make $130k/year

House would be $375k

3.5% down with a FTHB program

Payment is at about $2,880/mo.
Which is like 28% of gross income.
But a whopping 40% of net.

Rent in the area is high but we could maybe find something for $2100/mo

Our rent now is $1300/mo which is pretty much unheard of here. So it would be like a 120% increase.

Plus side is that the house did appraise at $420k so we would be getting equity. Also, guaranteed raises at work yadayadayada.

We really would hate to walk away from the house but it’s probably best we do.

Aaaahhhhhhh

Edit: Guys we haven’t always made 130k/year. If that were the case we’d have 20% to put down.

Seller finance terms

We’re looking to buy the house we’ve been renting for nine years. The landlady wants to do a seller finance. She wants $375,000 $10,000 down and a 6% interest rate. The house is worth more but needs a lot of work. I wanted to see if I could get her down to a 5% rate so we could have a little more breathing room to do repairs. Would that be crazy to ask for since the house was appraised between $390,000 and $420,000?

If anyone has any experience with seller finance or tips in general it would be appreciated.
