CRE Development which comes first?

We operate a small business in Northern Virginia and we are exploring the possibility of purchasing land and developing the property to build a new facility for the business.

The question is, what is the best order to navigate the process?

Ideally, if we found a suitable property we would add a contingency to allow us to consult with architects and engineers to see if we can fit the building on the property. My requirements for a property are a bit flexible so I can conform the building to fit the property. Should I consult with an architect or engage with a developer now while we are looking for land or is that something that can happen later? We intend to hire experts to manage the project and coordinate with the trades, but it’s that initial contingency phase that I think is critical so we aren’t stuck with a property that we can’t use.

Any advice is appreciated.

HP LaserJet MFP 5800 print quality

Trying to troubleshoot poor print quality with my MFP 5800 laser printer. All of the toner cartridges have been recently replaced and I’m getting blue and magenta ghosting on the prints. Any ideas?

Would you be creeped Out?

I was going through some of my old belongings and ran across my high school yearbooks from the late 1980s and it reminded me of a teacher for a class I took because it met an elective requirement, but that class shaped my entire career and helped me to succeed.

I searched online to see if I could locate some information on him and stumbled across a community organization he was involved with as a personal interest. I know it was him as I saw a photo from several years ago where he was given an award by this organization and he was using his school email address to communicate with the group maybe 15 years ago. I believe he has since retired from his teaching position.

I had a thought of contacting this community organization to see if they could forward an email on to him. If you had a student from 37 years ago reach out to you out of the blue through a community group you were in would you be creeped out or touched that an old student tried hard to get in contact with you? I could find no social media that he was active on

If it matters, I’m a male in my mid 50s and he is in his late 60s?

Looking for a printer recommendation

Looking for a printer (or printers) for our business in the US.

Color Laser

Mostly Letter size, but willing to pay a bit more if we can get 11x17

Scanner, copy or fax capability NOT required

Network connectivity is required.

For most of the year we will print 1500-3000 pages a month, but during our busy season we are printing 40,000+ pages during a 3 week period. Standard 20lb paper as well as sheet adhesive labels.

We have previously used 2-3 desktop size printers and distributed the workload among those printers, and we have used a high capacity enterprise printer (most recently HP M-855).

No toner subscriptions and the ability to use generic toner and drums is desired.

Help me understand work order

I had a technician out to look at a commercial RTU.

The work order stated:

Observed Compressor 2 energizing, but the condenser fan motors did not activate making the compressor trip on high head pressure

Identified defective Y1 terminal

Installed jumper Y1 to Y2 to enable fan operation

Recommend replace thermostat due to short on Y1

The company wants to charge me $250 for a $75 thermostat that I can easily replace.

If I replace the thermostat myself, is there theoretically anything more that needs to be done?
