Why "boring" businesses like car washes and laundromats build more real wealth than most startups

Everyone's chasing the next big startup idea, but the people quietly getting rich are buying the businesses nobody talks about at parties. I've spent 15 years brokering these deals, and the pattern is consistent. Boring businesses cash flow from day one. No burn rate, no waiting years to "maybe" turn a profit. They're recession resistant because demand doesn't disappear when the economy dips. Pipes still burst, trash still gets picked up, cars still get dirty. Banks like financing them too, since the revenue is predictable. Down payments as low as 10 percent aren't unusual. A few examples I'd point people toward: car washes, pest control, laundromats, waste management, roofing/HVAC/plumbing, funeral homes, parking lots, billboards, porta-potty rentals, mobile home parks. None of these make for a good pitch deck. All of them make for a good bank statement. Happy to answer questions if anyone's actually looking into buying one of these.

15 years brokering business deals taught me these are the traits that actually separate the people who make it

Not a business for sale post, just something I've noticed after 15 years of watching people succeed and fail in this industry. A few that stood out the most: having zero ego (it's the single biggest predictor of whether someone can actually take feedback and grow), asking questions constantly instead of pretending to already know the answer, and being willing to fail. The people who never fail also usually never tried anything worth trying. The other big one is discipline. Talent is common. Consistency isn't. Every successful person I've worked with just does the unglamorous stuff repeatedly, long after it stops being interesting. Curious what others have noticed in their own industries, does this hold up outside of the deal making world too?

The top 15 "boring" businesses millionaires are quietly buying right now

I keep seeing the same pattern with the wealthiest people I work with. They're not chasing crypto or the next AI startup. They own the car wash, a couple of laundromats, and the billboard everyone drives past without noticing.

Here's the actual list, with why each one works:

  1. Mobile home parks: you own the land, tenants own the homes, recurring revenue already built in.
  2. Funeral homes: the only business with genuinely guaranteed lifetime demand, plus pre-paid contracts booking revenue years out.
  3. Billboards: one steel pole, two ad faces, near-zero upkeep, advertisers pay monthly.
  4. Parking lots: no inventory, barely any staff since payment automated, and the land appreciates underneath it.
  5. Porta-potty rentals: low unit cost, decent monthly rent, and legally required on construction sites.
  6. Car washes: recurring revenue, strong depreciation benefits, heavy automation.
  7. Packaging services: tied to e-commerce growth, scalable contracts.
  8. Laundromats: asset heavy, light labor, extremely scalable.
  9. Self storage: one or two employees, barely any plumbing, high margins.
  10. Roofing/HVAC/plumbing: someone has to physically show up, and that's never getting automated away.
  11. Pest control: recurring contracts, holds up against Amazon and AI.
  12. Cleaning services: recurring revenue, repeat customers.
  13. Water supply: essential, constant demand, long-term stability.
  14. Waste management: recurring, essential, long-term contracts.
  15. Printing services: recurring demand, repeat customers.

A regular job is often the riskier bet compared to owning one of these outright.

Happy to go deeper on any of these if people have questions.

7 ways people actually finance buying a business (most only know about one of them)

A lot of people assume buying a business means walking into a bank and hoping for approval on an SBA loan. That's one path, and often the slowest one, but it's far from the only option.

Here's what I've actually seen close deals: seller financing, where the owner becomes the bank and the terms are usually far more flexible than any lender would offer. SBA financing itself, where the 7(a) program runs a 10 year term and the 504 program stretches up to 25 years and can include the real estate. All cash, where the buyer pays the full amount upfront and often negotiates a discount for it. A HELOC, where buyers use a low interest home equity line to acquire a high cash flowing business. Asset based financing, where the lender loans against the value of the business's existing assets. Bringing in family and friends to help close the gap. And personal loans, which some lenders will extend up to 500,000 dollars for buyers with strong credit.

Most people only know about the SBA route, which is part of why so many potentially good deals never get pursued.

Happy to answer questions if anyone's looking into financing an acquisition.

The 10 hottest "boring" businesses to buy in 2026, according to a business broker

I've spent 15 years brokering deals, and the businesses that consistently make people rich are never the flashy ones.

Here's the current list I'd point buyers toward:
car washes (recurring revenue, strong depreciation benefits, heavy automation),
water supply and bottled water distribution (essential, constant demand),
packaging services (tied to e-commerce growth, scalable contracts),
waste management (recurring, essential, long-term contracts),
landscaping (recurring maintenance contracts, easy to expand into irrigation and hardscaping),
printing services (recurring demand, repeat customers),
porta-potty rentals (low unit cost, decent monthly rent, legally required on construction sites),
cleaning services (recurring, essential, repeat customers),
parking lots (barely any staff, appreciating land underneath),
and pizzerias (steady repeat demand, 15 to 20 percent margins).

None of these are exciting on paper. All of them cash flow.

Happy to go deeper on any of these if people have questions.

Why real estate investors are quietly buying up car washes

This one surprises people, but car washes check a lot of boxes that real estate focused investors look for. Depreciation is the big one. Car washes qualify for accelerated and bonus depreciation, sometimes up to 100 percent in the first year, which is a significant tax advantage. They also generate monthly recurring revenue through memberships, meaning income keeps coming in regardless of weather. Margins are solid too, express washes often run around 60 percent profit margins, full service tends to land around 30 to 35 percent. On top of that, it's a business model that isn't getting disrupted anytime soon. Nobody's automating a car wash out of existence, and demand holds up in a recession about as well as any consumer business can. Curious if anyone here has looked into this space or owns one already.
