Who do you even consult first?

Halimbawa bibili ako lupa, sino ang una kong i-consult and what is their role?

So due dilligence, nakakita ako seller ng lupa, do I consult a Broker, Architect, or Lawyer?

Hello,

Seeking enlightenment for two questions. I know this is a common question but most of the resources I found in this community are relevant but doesn't entirely address soem gaps to my understanding.

  1. VULS vs BTID

I have 1 vul

  • sunlife, hindi ko na nahulugan, kinain na ng admin charges fund value, it's down to 1.4kphp - face amount 800k php

spouse have two vul's

  • manulife down to 20k fund value face amount 800k php comes with adb and critical illness rider.
  • prulife vul not sure of the fund value nor the face amount, still in process to get access after pru migrated to a new website and we lost access.

Approximately, 4-6 years old ang mga vuls namin, I thought I'd just deposit money amounting to the admin charges just to keep it all in force pero I read on here and came across BTID.

I might have a ill informed understanding of term insurance but based on suggestion, it is cheaper than whole life & vul but how is that if you keep on renewing each year, and as you grow older, and so is the cost of it. Or is it because you can possibly have a better coverage with term with a lower premium. Also, does term make sense if you are making informed investments and you grow your portfolio, henceforth, being able to afford term even if it becomes expensive down the line?

regarding vul, we were not entirely sold it will be really be an investment per se, but only lately it made more sense to me, especially after having started putting in money on intl equity na I figured vul doesn't make sense anymore. So it's easier for me now to say, I can let go of it.

  1. Second question is how does health insurance differ from term insurance with a CI rider? Is health insurance more comprehensive in terms of coverage? I do understand iba iba ang mga products, but if you have a term insurance with a decent coverage and has CI rider, would you still need healh insurance?
