Norbiton / Kingston Hill / Coombe - living for family

Hey folks. Posted a few months back and the replies were super helpful and suggested a bunch of areas to go and visit which I did. I've narrowed down my search slightly now.

I'm still on the house hunt and looking for a 4-5 bed to upsize for future family. I've been looking for a place that is near good schools and near greenery and a reasonable commute to Bank station (or Liverpool St). I also like the idea of being in a semi-detached or detached house vs. a 3 floor terrace house (which there seems to be many of in the areas I've been looking).

After visiting a bunch of areas, I quite like the look of Kingston Hill and Norbiton, because it seems like I can get a decent size house for my budget (£1.5m - 2.3m) and there's good schools nearby. The commute seems fine to Waterloo and then a quick hop over to Bank.

Does anybody live in this area and if you do, what is it like living day to day for you? I've visited a bunch of times but I feel like it's very different visiting somewhere and living there and would love to hear from anyone who lives in the area or nearby.

I had a look at a few other areas but ultimately ruled them out (I tried Harpenden as a wild card but it was a bit too quiet for me, I looked at North / East Sheen but didn't like the plane noise, directly in Richmond is too expensive, I did like Teddington but the commute may be a little further and it felt more expensive which then bought me down to Kingston / Norbiton and New Malden).

Any thoughts of people who live in the area will be appreciated i.e. what you like / don't like about it.

North Kingston / Norbiton

Does anybody live in this area and can tell me what it's like to live there? I'm planning to potentially buy a 4-5 bed family home around there, but wondering what the commute is like to central London (Waterloo) if anybody takes the line. Also what the schools are like / what the vibe is like. I've visited a few times, but I think living there is different from just visiting of course!

Thank you :)

Richmond, Kingston, Harpenden thoughts for family?

Started the house hunt for a family as we have a child on the way now. Looking at the moment in Richmond, Kingston, Harpenden.

Doing some viewings and spending some weekends in these areas to get a general feel, but wanted to ask people who live in these areas, what do you think about them, what are your pros and cons?

Any things to watch out for in these areas / particular parts to avoid or are more highly sought after?

Thank you 🙌

EDIT: thanks for all the help! going to view some houses in Richmond/Mortlake/Sheen and Harpenden this weekend and then see how I feel after that regarding the vibe of each area. Then will branch out to the surrounding areas that people have mentioned here, also quite intrigued about Surbiton given the fast link to Waterloo! If I find Harpenden too quiet, I'll look into St Albans :)
