Multi-unit with different condition ratings

If you have a two-unit residential property, and one unit is a c4 and one unit is a c5, what rating do you give the property as a whole? Does the presence of a c5 unit make the whole property a c5 or does the fact that *most* of the property is a c4 mean it’s a c4? I told the lender that it was c4/c5 and they want me to make an “overall” condition rating. Any guidance or advice is welcome, thank you!

3.6 Preparedness Survey

Greetings to our valued panel appraiser! It's me, one of the dozens of AMCs that hasn't sent you any work in the last few years.

Would you please take ten minutes out of your day for free in order to tell us if you are ready for the new 3.6 forms? It of course makes no difference whether you are or not, it's not like we have any ability to change the mandatory form transition date, but it may help us desperately cling to the disproportionate power we have in the industry if we can anticipate how much of a shit show the transition is going to be. And since you haven't had to sign in to our system for such a long time (again due to lack of any assignments we've sent you, as our staff appraisers continue to inexplicably accept our rock-bottom fees), you will of course have to spend five additional minutes resetting your password for our antiquated web portal before you can access the survey.

Also, we are too cheap to offer literally any compensation for this help (even though we have your W9 and payment info on file), so if you can pretty please do us this friendly favor, we can get right back to never interacting with you beyond sending you automated reminders to update your E&O and license every year.

What the hell is a "Tech Fee" anyway?

Oh, you're going to charge me $17 to submit the report that you assigned to me? Get bent. From now on I'm adding twice the tech fee amount to all my bids.

Seems like every single report I send to NAN gets reviewed by someone who barely speaks English and has no clue what they're doing. Several times in the last month they've sent me revisions saying my adjustments are inconsistent when they provably aren't.

Yes, this is just an impotent rant post. At least they pay good fees! (Sarcasm, NAN's fees are the lowest that I accept)

I'm a newer appraiser, I've been certified for a year and a half and I have my own business. Most of my work is AMC mortgage work. I've been getting some requests to do desk and field reviews and I usually pass on those bids because I've never done one. For those of you who do these kinds of reviews, what is your advice to get into this additional report type? Thank you!
