Murphy bed LV RM ok for sitter?

I had a spare bedroom for house sitters in the past. However, im in an apartment 1/10th the size of my previous home and am not comfortable with having someone use my bedroom, for alot of reasons. I have a drop down horozontial murphy bed that I could install in my living room - with a full density memory foam mattress and topper and some new pillows, choice of weighted blanket and comforter. Would most house sitters be ok with this kind of arrangement? It would be set up in such a way that the bed could be left down and unmade and they could still walk around and use the space. I'm in the bay area so I suspect there are other folks with studio apartments that have house sitters staying with similar setups as housing cost is exorbitant here. As long as I show pictures and accurate description, I shouldn't really have any issues right? I know people prefer a guest bedroom, myself included - but this is the best we can do for now.

More about the apartment : its walking distance to the beach, but also right next to the street and train tracks so the windows have to be closed if you want a good nights sleep. There is a super quiet mini split ac/heat in LR.

The pets : I have a female senior cat - and an abandoned teenage cat that visits nightly who I'm working on TNR. My cat is quite fond of him and waits every night for him - he is terrified of both of us but is warming up. I would probably trap him and bring him in before the next sit, and he might just hide for the majority of the stay - just coming out to eat and poop at night.

The senior ladycat has assorted sleeping locations since she's active at night (not crazy, just walks around to drink from various water bowls, check closets and survey assorted walls). She has a quartz emf pad she sleeps on so wherever you put it is likely where she will sleep, though she may come up for some a la carte cuddles so if you don't like a cat in the bed it probably wouldn't be ideal as she does enjoy human companions.

Personally I don't mind crashing on a sofa for a sit - sometimes the ambiance of the living room is better and the sofa is more comfortable. But I know folks all have their own standards and preferences.
