Advice from experienced hosts. Guests with loud music, who create disturbance for the neighborhood.

Hello everyone.

For context I have an apartment in Italy in a very touristic town in the very city center. Yesterday some new guests arrived, from the US as most of our guests but in their 20s and 30s so sligthy younger the most of our guests.
I have been told by a neighbor these guest had loud music and they were out on the balcony talking aloud maybe drunk up until 4 AM. Now this is kind of forbidden by the municipality (loud music after midnight) and it is quite frankly understood by anyone with common sense as there are maybe other 100 apartments in a 50 meters radius.

Can someone tell me what to say to the current guests in a polite way so they don't do this again and maybe some neighbor calls the police?

At the same time I would like my guests not to do anything retaliatory in a possible review against me as I just want to protect my neighbors essentially as this is not a private villa with pool but a small apartment in the very old town of an old city so they are a disturbance to many other guests of other properties yesterday night and the people actually living there.

Are your bookings down in Europe/Italy

I am writing this post as a similar one by someone else was taken down as it didn't give much info.

I have similar issues, my property is in Italy, top destination (small town) which has usually 85% guests from outside EU. This year incredibly high amount of cancellations after the Iran war started, bookings from US, Canada, Australia severely down. I have what I consider very good metrics for traffic ( +65% first page impressions) and CTR (+15%) but bookings in the last 20 days have been zero, and 4 cancellation at the same time.

- my listing data - 4.9+, very good reviews in general

For reference past year, 45 bookings total, 5 cancellation, so 40 in total

This year so far maybe 30 bookings, of which 15 already cancelled, so 15 in total

Average lead time was past year 69 days, this year will go significantly down.

If someone from Italy or Europe can comment to report their situation that would be great, although many places in Italy and Europe don't have these very high amount of foreigners from outside EU, maybe the amalfi cost, lake como, garda lake in Italy may be somewhat similar for the kind of tourists we attract. But I'm sure there are other areas in Europe that attract well off tourists from outside the EU but I don't know the areas.

I might consider listing on booking.com to attract some european traffic I guess as I guess there is much uncertainty for flights, etc but I would love to know about others experiences.
