Pre-listing inspection and waiving buyer inspection
We just got under contract on a house we love, built in 1977, same owners for the past several decades, and in a competitive area with a great school district. Upon entry, we could tell the house had been maintained well.
For our previous home offers, we didn’t waive inspection, but these home seller’s had a full pre-listing inspection done right before listing the house, which we got to review before making the offer. The inspection specifically stated that it was conducted in the same manner as a buyer’s inspection, with the property evaluated as if the client were purchasing the home.
Everything looked pretty good on the report, and a family relative who is a contractor reviewed it too… a few minor things came up for recommended correction, but the seller’s have or are going to correct a chunk of the items before settlement. That seems pretty uncommon in today’s house buying marketing here. A lot of the home we have seen are as-is and people are waiving all contingencies.
So, we chose and felt comfortable waiving inspection on our offer in the scenario, as we were up against multiple offers.
