First time buying a home and builder offering $20k incentive

I will be using a VA loan and currently I believe this is my best quote but first time deciding on a mortgage. The builder is offering a $20k incentive to use their lender or I can get a $15k incentive to use other lenders. Their lender is charging a bit more in points compared to other quotes I received so about $3k of the extra incentive seems to be wasted in matching other rates.
I am unsure if I should look into temporary buy downs or using the incentive in any other way. Any advice is helpful! I plan to do 5% down regardless and keep the home long term.
