How does selling a house work when you'll owe more than you make?

I'm very new to all this and don't fully know terms and such, but I'll do my bes to explain. Context: I still owe about $440,000 on a home I purchased for $450,000. For reasons beyond the scope of this post, I want to sell. To my understanding, when it comes to paying additional fees and agents, I'll be under roughly $20,000. If I don't have this much in savings, what options do I have to pay this off? Would it be a loan I pay to the bank?
