The job market is TRASH. But I got three offers.

Applied to over 400 positions that I actually qualify for. What did I get, about 70+ spam (via email and phone) recruiters with names I can’t even pronounce (from a very specific demographic), all asking for personal info to add me to their resume farm or VMS (you never know). On top of this I got 2 legit interviews which one offered but then a budgeting issue happened but they are “working on it”, the other ghosted. I tried to filter the awful recruiters so honestly if I couldn’t pronounce their name they would be ghosted. If they seemed legit after my research, I did a phone interview (about 8) which of course all of those went nowhere. The other two offers ended up coming from direct hr recruiters for local companies doing outreach via LinkedIn. I didn’t even apply for these two and they both reached out to me, I interviewed and immediately got two offers. wtf is happening here, why is the market filled with so much spam and scam over seas recruiting companies. How the fuck did my only two decent offers come from companies I didn’t apply for. wtf is happening.

[LANDLORD US-CA] How are tenants in Hemet CA ?

I’m looking to acquire a property in Hemet CA and not sure if the tenants are desirable or not. Seem like an up and coming place but also might have lower income and questionable people. Anybody here have property in Hemet, and if so how are the tenants?

LPT: if you suspect termites, call a pest company but DO NOT hire them!

Yep, DO NOT hire your pest control companies for termite fumigations. If you suspect termites, call at least 3 pest control companies and validate that you actually need a fumigation and not just a local treatment. After that, skip the middle man (pest control companies) and go directly to fumigation companies.

Here’s the thing I recently learned, almost every big name (and even small name) pest companies do not actually do fumigations and subcontract the job out, even if the word termite is in the company name!!!. The inspector that comes out is a professional closer, they close deals and get paid to do it. Also most the time these pest companies simply don’t have the crew or license to do fumigations. These companies can usually only use liquid pesticides (Branch 3) while companies that specialize in gas (Branch 1) require specialized license, insurance, and a whole bunch more red tape. They have a very strict protocol because the gas they use can kill you if not properly cleared!

In my experience, your pest control companies will uncharge the hell out of a fumigation to the thousands! For example I got quotes for my house from 7 different pest control companies all ranging between 5-6k, they all confirmed they subcontract the work. After calling 3 actual licensed fumigation companies, I got quoted 40% LESS, roughly 2800-3500k … I was mind blown. This was just my experience so milage may vary but the pest control companies are skimming a fat chunk just to be a middle man.

TLDR: If you need termite fumigation, skip the pest control companies and go directly to licensed fumigation companies, you will save roughly 40%.
