Found at Estate Sale

It looks like I finally found something that's somewhat valuable. There are a handful for sale between $600-$1250, with only one sold in the last three years (at least on eBay) for $370. The partial sticker on the front seems to indicate that it was property of the King George Hotel in San Francisco. I'm unsure whether this adds to value or subtracts from it. I live near Burnside Rare Books and I'm wondering if I should reach out to them or just try to sell it myself on eBay. I'm an amateur seller, learning a lot from this sub and r/BookCollecting and just looking for advice or more info if anyone can tell me anything. Thank you!

I bought a few dozen old sci-fi paperbacks at an estate sale last weekend and this one seems to be the prize (other than Ubik which I'm most stoked about). So far I've only found this cover on a reddit post about the artist (Paul Alexander) and pinned to different Pinterest boards. It appears to have only been used for the 7th and 8th printing, but I'd like more information if anyone has any. It is on eBay, but that's my listing. Gotta pay for my PKD habit somehow. There are dozens of these on eBay, so I know it isn't rare, but I'm still hoping for some insight. Every other copy reads "June 1972" under "Printed in the United States of America". It seems it's either a book club edition or first edition, though it states neither. Any help is appreciated!
