Looking for deck layout ideas / feedback.
I got some great feedback recently, and appreciate any other thoughts as we keep working through our plans for a coastal house.
The two versions attached are both for the second floor, which is the main floor due to flood/FEMA requirements.
We’re currently working off V7, and I noticed how large the front street-side deck is. That deck would mainly be used for sunsets and watching storms intermittently and faces the street. But there are other open areas and canals on the side of the street across, but I’m wondering if it may be better to shrink that area and shift more usable deck space toward the primary canal/intersection side of the house.
In V11, I made some adjustments and the larger canal-side deck becomes more of an L-shape. The main seating area would be roughly 15' x 20', with about 480 sq. ft. total deck space. The increased size seems great, but I’m not sure one large contiguous seating area makes sense, and almost seems too big.
Also, by making the canal-side deck larger, we would likely have to move the laundry next to the guest master. Another concern is the main canal wall would go from one bump-in/corner between the kitchen and dining room to two bump-ins, with another between the dining and living room. I’m not sure if this would actually look weird, or if it just looks weird on paper and would flow well once windows are added and the spaces are better defined.
The front deck would go from 10' deep to 6' deep, but again, it would mainly be used intermittently for sunset viewing. The living room would also go from 26' wide to 22.75' wide, unless the bump-in was closer to 4' instead of 8'. I don't see this as a concern, but wanted to note it.
For those of you with larger deck areas, how have you laid out seating, dining, grilling, or lounge areas so the space feels intentional and not just oversized?
I’m also looking for thoughts on keeping the straight-line layout in V7, which is roughly 12' x 30' / 360 sq. ft., versus the larger L-shape in V11 at about 480 sq. ft.
The main comparison I’m trying to think through is:
V7: More linear deck layout, roughly 12' x 30', about 360 sq. ft.
V11: Larger L-shaped deck layout, about 480 sq. ft., with more space shifted toward the canal/intersection side.
For context, this is a beach house that will mainly be used March–October as part personal use and part rental. Total size will likely be around 3,400–3,600 sq. ft., with about 6 bedrooms and 4.5 baths. The lot is bordered by canals on two sides, so we’re trying to prioritize the water-facing outdoor spaces while still keeping the street-side deck useful for sunsets, storms, and overflow seating.
