Zillow Nightmares?!

For those who don't know, a quick summary:

  • MRED notified Zillow about a license agreement dispute on May 19. Zillow did not cure the violation by the deadline. As a result, Zillow no longer has access to display 43,000+ MRED listings on Zillow.com and Trulia.com.
  • The dispute centers on 9 specific listings (0.02% of MRED inventory). Zillow is excluding them based on their marketing practices. MRED says this violates their license agreement. Zillow has filed a federal antitrust lawsuit.
  • What this means for you: MRED listings continue to be displayed across thousands of other consumer websites, but not Zillow. Your property exposure remains strong. Zillow's licensees can still use MRED services for transactions.
  • Zillow can regain access to MRED listings by returning to compliance with the license agreement.

In addition to this, many agents are reporting that Zillow took their PRIVATE LISTINGS AND POSTED THEM PUBLICLY. Infuriating clients. Is this happening to anyone else?!1

I have a buyer that is interested in moving to a suburb that has large lots, like 2-3 acres. They don't mind being further out. We were possibly looking at Wayne, IL. Is anyone familiar with this town? Thoughts on the area? Know anyone looking to sell? Tell me everything

The AI Listing Conundrum Strikes Again...

As a Realtor, I swear negotiations bring out the weirdest requests 😂

I’ve seen sellers want to take things like the fridge, which is pretty mild. But the one that wanted to keep the toilet? A little more unique.

What’s the most bizarre thing you’ve seen come up in a real estate negotiation?

Agents, buyers, sellers… I need the weird stories.

How do you feel about AI-enhanced listing photos? Like, making wall colors different, fixing a driveway, adding AI generated furniture? I suppose it could be helpful to give a buyer an idea of what the home's potential is, but I'm on the fence about it.

What are others thoughts?

I have several friends want to buy but just haven’t done it yet. And they've waited years, despite from gentle nudges from others to pull the trigger and get a pre-approval.

If that’s you, what’s the main reason?

  • Prices still feel too high
  • Waiting for rates to drop
  • Not sure where to start?
  • Credit needs some help
  • Everything out there is kind of… meh
  • Something else?

Also curious, what would actually make you feel comfortable pulling the trigger? Maybe I'm biased because I'm in the market and see what's out there, but I feel like there is options for almost anyone who really wants to buy. What's your take?

I went down a rabbit hole today trying to answer a simple question: “Did everyone just move to the suburbs… or does it just feel that way?”

Short answer:
It’s not just me. It’s actually happening.

Long answer (with some real data behind it):

  • Chicago has been losing tens of thousands of residents per year to out-migration trends
  • A big portion of those people aren’t leaving Illinois… 👉 they’re just going west (DuPage, Kane, etc.)
  • Suburbs like Naperville, Wheaton, St. Charles, Batavia have stayed strong or grown
  • Remote/hybrid work is still a HUGE driver
  • And the big one… 💸 You can get:
    • a yard
    • a garage
    • and like… walls that don’t share your neighbor’s arguments for the same (or less) than a city condo

So while there isn’t a clean “X number moved in 2025” stat, all the indicators say:

👉 A significant chunk of Chicago movers are choosing the western suburbs

Which explains why:

  • Your old neighbor now lives in Geneva
  • Your coworker “just needed more space” and ended up in Wheaton
  • And every open house out here feels like a Black Friday event

My question for you:

If you made the move…

Personally, I'd like to say something refined… but realistically I’d end up with a house that has a ridiculous kitchen, a giant yard, and zero neighbors within earshot 😂

Somewhere between Naperville convenience and St. Charles space.
