Buying a Landlord Flat,

I’m planning to purchase a flat in Kollur, Hyderabad, in a gated community directly from a landlord/investor unit. The price is considerably lower than the builder’s current price. However, since this will be my first home purchase, I want to be extra cautious about all the legal and documentation aspects.
I have a few questions:
- How can I verify that the specific flat being sold to me was actually allotted to the landlord by the builder and that the landlord has a valid right to sell it?
- Is there any possibility of the same flat being sold or registered to another person after I purchase it? What documents or checks can protect me against such double-sale or double-registration issues?
- What are all the important legal and documentation checks I should complete before purchasing a flat directly from the landlord?
- Should I verify the agreement between the landlord and the builder, and can the landlord legally transfer/assign their rights under that agreement to me?
- Would it be possible to replace the landlord’s name with my name in the existing agreement between the landlord and the builder, or would a separate sale/assignment/transfer agreement be required?
- What documents should I obtain from both the landlord and the builder before paying any significant amount or signing the final agreement?
I would really appreciate guidance from anyone who has experience purchasing a landlord/investor unit in a gated community, particularly regarding the legal risks and precautions involved.
