Roommates that hate or have a strong dislike for each other

I want some forced proximity between the MCs where they have to live together, preferably the FMC moving in. At first, they start hating each other even more because maybe one of them comes home late, he leaves the toilet seat up, she or he is more disorganized, etc. but eventually establish house rules and it gets better. Some good banter and jealous moments.
I’m good with college/sports romance, reformed playboy, (forbidden) age gap, and prefer open door spice. Also if it can be read as a complete or interconnected standalone.
I don’t want doormat or super naive FMCs especially if MMCs need to grovel. No cheating between MCs and no accidental pregnancy please.

Some roommates/housemates I read that have what I’m looking for:
{Birthday Girl by Penelope Douglas}
{Him by L.L Ash}
{My Ex’s Roommates by Rebel Bloom}
{Weak Side by S.J. Sylvis}
{IOU by Kristy Marie}

Open door dark gothic rom com between vampire MMC and human FMC

I posted recently looking for a book about a girl who revived a dying vampire by feeding him her blood but he was pissed because he was tired of living forever and just wanted to wither away. I can't find it so now I just want recommendations that are a subtle rom com featuring a grumpy vampire who just wants to be alone in his old creepy mansion but then the human girl comes around and messes that up.

Some of my preferences:

-Contemporary with a dark gothic vibe

-More romance forward with a touch of comedy to here and there

-Can be read as a standalone but duet at the max

-MMC struggles heavily with control around blood or MMC really wants to feed from FMC and she lets him

-Medium to high spice

-Either FMC knows pretty much right away (humans are aware vampires exist and same with other supernatural creatures) or she doesn't and finds out later on

-MMC is initially cold and indifferent but becomes protective, affectionate, obsessed

Example: {Fangs for Nothing by Stephanie Holmes} checked some of my boxes

His Angel by Leah Sharelle

Gosh I loved it so much! I need more like this. Its only about 200 pages on kindle and I read it easily in one sitting.

It starts out as a one sided love and insta attraction but goes on from there.

It’s MC romance. The MMC loses his pregnant wife in a motorcycle accident they were both in. In the present, he marries the FMC (wife’s sister) so she can keep her bookstore and house. He never rudely compares her to her sister and when he does fall for her, it’s even deeper than his late wife. Creed is very sweet, gentle, and protective of her, especially since she’s blind.
