Rent Stabilization: Quick Political Fix or Long-Term Supply Problem?

State-wide rent stabilization almost made it on the ballot this year. While the ballot question was blocked by the Massachusetts Supreme Judicial Court, home rule petitions for rent control are still being discussed in some cities and towns as an alternate route. So let's talk about housing affordability in Medford, MA and if rent increase caps help it.

In the linked video, Harvard Kennedy School Professor Justin de Benedictis-Kessner claims that while rent control provides short-term benefits to renters, it often hurts housing affordability and long-term housing supply. Some studies have shown that rent-controlled units lose their valuation due to rent control. Because the total tax levy doesn't change for the city, the single-family homeowners are assessed with another tax hike, as they are forced to pick up a larger share of a city's property tax burden.

Six of seven of Medford's City Councilors support rent stabilization by making public statements about it and/or through their membership in Our Revolution Medford (Rent stabilization is a core policy plank of the OR Medford platform). This is relevant because certain members of our legislature want to permit towns and cities to enact rent control policies. If that happened, we could see rent control in Medford under this council.

Nearly all the candidates for the State House of Representatives 34th Middlesex District and/or the State Senate 2nd Middlesex District support allowing rent stabilization in some form. Are these folks onto something? Or do you think that rent cap policies would stunt the housing development in Medford?

Deadline for Feedback on Proposed Medford Bus Route Changes Extended to Tuesday, September 8

I previously shared information on how to give feedback on the proposed bus route changes. Notably, the MBTA is proposing changes to the 80, 94 and 96—all of these routes go through Medford.

The old deadline to provide feedback was August 5. I am posting again because the deadline was extended to September 8, so you still have time to comment if you missed the original deadline!

Diverse Viewpoints vs. Platform Discipline: What do you value most in a City Council?

The following was posted in the Medford Politics page a few weeks ago:

"The thing wrong with the government is that it is not filled with Bernie Sanders... If we had 100 Bernie Sanders in the Senate and 435 in the House, and Bernie Sanders in state and local government, we would have no problem."
This is what Councilor Anna Callahan said during the political organizing event linked below.

While this video appears light-hearted and potentially tongue in cheek at times, it articulates the foundational organizing strategy that is now prevalent among the majority of our local politicians today: full slates of elected officials bound to a single organizational platform. Councilor Callahan stated that our government would solve all of its problems if all members of the Senate and the House and local and national government had the same core views.

As we think about how our local leaders are serving us, I have a few questions:

  1. Constituent Responsiveness vs. Political Agreement: What matters most to you in a city councilor—adherence to an organizational platform, or their responsiveness when you contact them about an icy sidewalk, litter or a budgetary question?
  2. Inclusivity of Diverse Viewpoints: Is there something wrong with a city Council if some of our members have national views that many of our residents share, such as those of President Obama, Governor Baker or Governor Deval Patrick?
  3. Groupthink vs. Independent Viewpoints: Does a slate model enhance decision making and council productivity or does it encourage groupthink? Is a Council better or worse at serving the community if not everyone has the same core views?

Is there a way for an Our Revolution counselor to respond to residents who may disagree with parts of the People’s Platform?

Since January 2024, OR has had a near unanimous representation on the City Council (6/7 Council seats). What do you think?

a) Does OR effectively engage with residents who don't agree with their platform?

b) How can they serve residents who don't agree with everything they say?

Looking for recommendations on auto body work in South Medford to fix damage caused by a hit and run to our car. Has anyone worked with South Medford Auto Body or Hogan & Van Auto & Body? They seem like they have a strong reputation based on online reviews.
