First time seller

Please don’t come at me, it’s just a question to hear opinions on whether I made a good choice from people who know a bit more about property than me.

My 2x1 (2 parking and a big gated side for a boat or whatever. I bought it 3 years ago for $460k

I’m in a wa tourist town that is greatly over populated. Especially dry season but with the rates and coming up the market has slowed like most places. After a to and fro, I accepted $585.

So you think that’s a good deal? Should I have stalled? I know no one has a crystal ball. But my RE reckons it’s good and that if I’d waited until next dry season it could only be worth $500k and I’d be spewin.

It’s been up a month with 9 views. My neighbour got $590k with 18 people on first home open. To give an idea of where we are. My unit is substantially nicer than hers with Renos, paint, flooring etc. which is why at the time he started me $615.

My mortgage is currently at $426k and I have no CGT. I’m not planning to buy again, but spend time with family and travel a little. So most of the money will be in a HISA.

A yes good or no try harder is enough. I’d rather not have mean comments please. 🙏🏻

Don’t really feel anything

I started on Zyban SR 150mg and was told to up it to 2 tablets per day if comfortable. I’ve been on it for like 2 weeks and I don’t really feel much.

I’m also on 40mg fluoxetine.

I was told to stop taking my dexamphetamine when starting it. But today I took one and I felt a little buzz for an hour then depressed again. Cannot shit. At all.

I definitely think the depression is slightly better. Like I don’t cry all day and want to die. I can get up and have a little energy. But I get tired really quick.

I take one am and one pm along with 20mg Prozac am and pm.

I have BPD, severe depression, OCD but also chronic pain, ME & hypersomnia (I can sleep 3 days solid just getting up to eat and pee).

Any advice? Is it too early to tell? Should I take the pills together instead of apart?

I also had my last shot of buprenorphine a month ago. If that makes any difference.

Thanks for any advice.

When to start?

I have researched and begged for this drug for years. In Australia we can only get it off label for “smoking cessation” and it costs a fortune. But I’d pay my life savings to be normal. Not even happy. Just not fucking sad.

I’m currently on
40mg Prozac (depression)
20mg dexamphetamine (the dr told me to stop this prior to bupropion - but I was on it for hypersomnia. Sleeping too much. )
64mg buvidal/brixadi injection (been on suboxone for years for opiate use disorder caused by script happy dr. This injection is my last and was 1 month ago)
5mg oxybutynin (sweating)

I stopped the amphetamines then started 150mg SR bupropion and slept for 33hours 😖 is this normal?

I’ve heard they can use bupropion for sleep inertia, which comes with hypersomnia. I didn’t think the amphetamines helped me much as I can still sleep through them. But I’m scared this wonder drug I’ve been desperate to try is going to make me sleepy 😭

Should I wait until a time that I can be off work etc. I’d love to hear everyone’s first few days experience.

Did it take a while before you felt the wakefulness and less depression?

I know it was one day. But I basically lost a day and that in turn makes me depressed. 😔

Thanks for any advice.

Things that add value or not.

My photos are getting done next week to put my property on the market.

The real estate said my house was in pretty good condition, but said a few things could be done like new toilet, new cooktop & freshen up.

Prior to deciding to sell, I was going to do a bit of a reno. So I already have the things and wondered what actually makes a difference to the sale of a house.

I’ve got all gold or black doorknobs, bathroom taps and fixtures. My bathroom and kitchen tiles and bench tops are really old fashioned so I’d bought vinyl to cover them and paint/grout for the tiles.

Is there any point in adding these? I think it will make the house look really great, but I’ve never sold a house before so I don’t really know if I’m wasting time and money. Should I return everything and sell as is? Or just do the things?

Any advice would be great.

Strata issues before sale

I’m about to put my unit up for sale. My front yard is a mess. I left town and rented it out for 18 months. On my return, the bushes were dead as the retic has been broken for over a year. (Not my tenants problem, he informed me & I contacted strata) I have made multiple complaints to the strata since April and at first they had excuses that the electrician bailed so they couldn’t fix the retic and the gardener can’t do much more because he only is paid for one large clean up per year.

There are 8 units and we pay $1400 a quarter. The driveway is a mess. All of our little garden beds are dead. The bricks are all crooked down the driveway, where tree roots have grown through. It was like that before I left and when I complained 18 months later, she knew nothing about it. I asked if she had been to see the properties at all in 2 years. No reply. Still nothing after numerous emails over 4 months. I asked to see the documents and payments to the gardener… crickets…

We aren’t allowed to make alterations to the garden beds without asking the strata and all owners first. Then everyone has to agree and they have to look the same which in turn makes the fees higher as they need to get a landscaper to do each garden bed.

I am livid. They have now stopped responding to my pics and emails. I want to just rip the dead bushes out but how will this affect me if she has explicitly told me not to?

I’ve also been told not to get on the wrong side of the strata as they can cause issues with the sale. Is that true? What could they possibly do?

Would love some advice. I’ve attached pics of the dead bushes that have gradually gotten worse over 18 months. I’ve been trying to water them with the hose, but as you can see the middle two are goners. They won’t come back. My real estate photos are being taken on 1st September and it looks diabolical. 😖
