Hi everyone! I could use some help pricing a post-renovation cleaning for a school in Houston, TX — about 6,000 sq. ft.
After the renovation, there’s a significant amount of fine white dust left on the floors and surfaces.
Scope of work:
4 windows, inside and outside (Photo 1)
Glass entryway, inside and outside (Photo 2)
3 glass doors, inside and outside (Photos 3–4)
10 interior windows between the classrooms and hallway (Photo 5)
Horizontal blinds in 6 classrooms
12 doors
75 student desks and chairs — detailed wipe-down on all sides, including the legs and underneath/inside areas (example in Photo 6)
7 teacher desks + 7 computers
About 7 shelving units
Vacuuming to remove the dust + mopping the entire 6,000 sq. ft. of flooring
What would you charge a client for this scope of work? And how much of that price would you budget for cleaner labor in the Houston area?
I’d really appreciate any advice, especially from those who have experience with post-renovation cleaning.

Best Way to Remove Construction Dust from LVP Flooring?

Hi everyone! I’m looking for some advice from fellow cleaning professionals.
This is a recently renovated commercial space, and the LVP/vinyl flooring is covered with a lot of fine white construction dust and residue (drywall dust, joint compound, etc.).
I need to get the floors completely clean without damaging the finish or leaving behind a white haze or streaks.
I’d really appreciate recommendations for specific products, equipment, and the most effective cleaning method for this type of post-construction flooring, especially if you’ve dealt with a similar situation before.

Best chemical and process for deep cleaning textured commercial linoleum floors in a school?

Hi everyone,
I’m a commercial cleaner and I maintain two private schools in Texas.
One of the schools has about 5,000 sq ft of textured commercial linoleum (about one year old). The texture is much deeper than it appears in the photos, and dirt gets trapped inside the grooves.
During regular cleaning I vacuum first and then mop. For the annual deep clean I have a Kärcher BR 30/4 scrubber, but I’m trying to find the most effective professional process.
My biggest issues are:
embedded dirt in the textured surface;
black rubber scuff marks from students’ shoes;
I don’t want to damage the factory finish;
I want a process that is used by professional custodians, not just household cleaning advice.
I’m looking for recommendations on:
Which professional deep-cleaning chemical would you use?
Do you pre-spray the floor and let it dwell before scrubbing?
How long do you let the product dwell?
Would you use a scrubber like the Kärcher BR 30/4 or a different method?
Which product has given you the best results on textured commercial linoleum?

I’m preparing a bid for a private school in Katy, Texas, and I’d like to compare my estimating process with other professionals.
