Chasing HOA docs,
This happens on every condo and townhouse. It seems to me that if you are listing a home with a HOA then you would have these ready to go for potential buyers. Instead listing agents just tell us to figure it out. I mean, it if were me, I would try to have all of it ready for buyers so they prepared to make an offer rather making them scramble and pay out the ass for condo docs. Am I wrong here?

My borrower owns a lot free and clear and wants to build an investment property on it.
- The home will be worth $4 million when complete.
- He needs $1.2 for the construction and it will likely take 18 months.
- He wants to be the GC, to be clear he does not want to hire a GC.
- He does have experience building but it has been a number of years.
- I am hoping to use DSCR to qualify him.
What do you all think?
