What is this?

The tenants claim the dark stains on this ceiling are from cooking....they say they are grease stains. 🤔 My thought was it looks more like mold bc its also in the living room but why would it have stripes? Are the stripes the ceiling joists and the whole roof was leaking maybe??

Also how would you fix this? It's the old popcorn ceiling....paint with kilz ? Thanks !

Anyone on Xywav and live alone?

So I have not reacted well to the "stay awake" drugs (modafanil and sunosi give me anxiety and heart palpitations) The other thing to try is the "get deep sleep" drugs but my doctor doesn't want me to try them since I live alone. He said they can put you in such a deep sleep, you may not wake up in an emergency. This is very challenging for me. I live alone in a small house so getting a roommate is not feasible. Wondering if anyone else is in this situation? I was in a relationship for 8 months and was hopeful it was going to become more serious and he would move in but it did not work out. I'm just so depressed being so exhausted all the time and the brain fog is getting worse. Hard to function.

Anyone do bad on modafanil but good on sunosi ?

Like the title says.....looking for any fellows who had bad reactions to modafanil (like anxiety, heart issues etc) but are doing well on sunosi (no side effects)

Anyone else keep encountering crazy clients lately ? See description, what is this about ?

Okay so I've been a realtor over 10 years. In the last year or 2, I keep encountering this very similar type of lead/client with alot of the same patterns.

They are usually 40s-60s white women with "money" (from family or who knows) they come on strong like they are ready to buy or sell right now and expect me to match their sense of urgency (and I do usually bc you never know when you will get a sale and at first it's hard to tell who is serious or not)

But it's like an emergency level situation for them. "I must sell this week" "I must see this house tomorrow, it's perfect for me!" "I need a realtor now!" So I squeeze them in within days I'm showing them homes or working on their listing/CMA.

Then the change, after showing them the homes that meet their exact criteria and budget that they loved now suddenly they need to consult their "friend, cpa, advisor" etc etc and back off and don't like any of the homes.

Also they will cancel showings last minute. Flip flop on everything they say they wanted. First they had to have a yard to garden then the next day they want to see condos.

Budget is also ever changing even though they have cash or are pre qualled *I do check before any showings*

Everything is an emergency to them and they are so sure of ____ but as soon as you write the offer or listing they back out.

They expect you to answer your calls and texts right away but when you need them they always have a convenient excuse as to why they are unavailable even though its the time they said they would be.

I don't know what to call this, other then a nightmare client to fire but also really tired of keep encountering these types and wonder if anyone else is encountering this type alot lately? I don't recall this being so prevalent years ago. It's like some sort of mental illness. They disrespect your time, are self important and demanding, wishy washy and flip floppy on everything and have unrealistic expectations about what they can buy or sell for. Do these types ever buy or sell for a reasonable amount?

Ok thanks for commiserating. I hope I don't encounter anymore of these types or can spot the red flags sooner. I did fire one recently who basically wanted me to agree to her inflated list price before I even saw the property. 😂 She also complained about other realtors, that she couldn't find any that "listened to her" After 2 days of her I could see it wasn't the other realtors who were the problem, it was her.....
