Long-Term Savings For Children

I am currently pregnant and want to start putting money aside for my child’s RESP as well as toward a future down payment for their home one day. What is the best way to invest the money for their down payment? I plan on maxing my TFSA’s every year so that isn’t a great option. Is there another good strategy that I’m not aware of?

Financial Planning

About 1 year ago my salary got a big jump to about 250k/yr, but until now I have been using all of that money to pay off debt and save for a home. Now that I’ve reached those goals, I want to start investing and planning for retirement, but Google seems to say that you shouldn’t need a financial advisor until you have around 1M in assets?? What do I do if I’m starting from scratch trying to BUILD these assets? I have very limited financial knowledge and really don’t know where to start, but I don’t want to be laughed out of the office for not bringing any assets with me.

Got this email yesterday that the January 2027 intake of the MN NP program is “paused.” Crying because that means the next intake will probably be twice as competitive due to the bumped applicants 🥲

Deposit Questions

We are beginning to explore the option of buying a spec/pre-construction home but have heard multiple different stories regarding what we need for a deposit. Some say still the standard 5% down, others say 20%, others say 5% to sign and an additional 5-15% throughout the building process. We had only planned on putting 5% down on a home to conserve the rest of our savings for an emergency fund and other expenses, does this mean a spec home is out of reach for us?

Does Athabasca use rolling admission for graduate programs, or are all applications assessed equally and at the same time after the application deadline? I know at some schools you benefit from applying early but I don’t want to rush this application.
