Hibachi?

We just moved to Springfield yesterday, so we are still trying to learn our way around and the good places to eat. Coincidentally, our son turned 13 today and is asking for hibachi for his birthday dinner. Good places around for teriyaki chicken and fried rice they will cook right in front of you??

Does underwriting continue?

I am under contract for a house built in 1925, using a down payment assistance loan and FHA. The house is really well taken care of for age and everything we want. They had someone previous to us try to buy but “their financing fell through”. Because of that delay, it had been on market 40 days.

They accepted our offer. Our inspection showed a small bit of knob and tube in the attic, but he put his tool on it and said it wasn’t active. Moved forward with underwriting (got my “underwriting pre-approval” and then came the appraisal. The appraiser wants that knob and tube removed, along with removal of a broken garbage disposal (don’t care about that anyway) and cover two outlets in the basement for FHA approval.

Sellers agreed to take care of these issues and said they’d be done by Tuesday. On Wednesday afternoon our realtor told us that the sellers found out the knob and tube is actually active, and they will have an electrician there on Monday to take care of it.

I asked if this will affect our tentative close date of August 12th. I was told no…so I was wondering if the underwriting goes on during all this as if nothing is wrong in order to keep things moving, and changes will be made accordingly if needed. Or if this puts a hard stop on everything.

Moving In Soon!

Hello kind people of Springfield! My husband, 13 year old, and myself will be moving here next month. We are coming from the middle of Worcester as 19 year renters, and will be first time home owners in Springfield. From what I’ve been able to research, the area we are moving to is named “Pine Point”…super cute house and seems like a quiet neighborhood.

In addition to being overwhelmed by the house buying process, I’m also starting to think about the logistics of being in a new city. I have figured out that there are not city trash bags to buy, but rather there are city trash and recycling containers. Would one just go to city hall and tell someone we are new and would like trash services using the city containers? Also, what happens if you have more trash than what will fit in the bin?

Second, is it safe to assume the middle school for this area is STEM Academy? Is there bus service for the schools?….or only if you live a certain distance away.

I appreciate any help, or where to be directed for help. I have looked these things up online and I *think* I have the answers, but I like to hear from actual people that live here what’s up and how things are.

Last month & Security after 19 years (MA)

We live in Massachusetts. My family and I have lived in our rented duplex for 19 years and have been month-to-month since the second year. It has been so long that the rent used to be $950 and now it is just under $2000.

Long story short, the landlords are selling, and we are going to be buying a house somewhere, hopefully. A new landlord would mean a vastly increased rent… Or being asked to leave so new owners can move in.

My understanding is that once we have everything settled and give our last month notice, that last month has already been paid so we shouldn’t have to pay for that last month. (My ex took care of all that financial stuff in the very beginning, and he is long gone out of the picture -so I was hands off.) Since there is such a big difference in the amount of rent that we pay now, would we have to pay the difference during that last month? The difference is almost double.

And same for the security deposit. Assuming all goes well and I am due the security deposit back… Would it only be for that $950….I’m not sure if there would be interest added. (Landlords do not know we are buying yet, so I’ve not asked them these questions)
