Home Insurance after HELOC

Hey,
My house is paid off and about to close HELOC app, I talked to my insurance agent to add lender as mortgagee. And she come back to tell me to pay extra on policy because now I have mortgage on the house. Back then i dont have mortgage which make my insurance cheaper. Is that true? I never heard about it.

Degree to join LE

Hey there,
I am applying for LE position in my hometown. I graduated college with Bachelor Degree in US and finished my high school overseas. I am wondering why the recruiter still needs my high school transcript? while I did provide them my college degree and full sealed transcript. And overseas transcripts have to be accredited by certified evaluators which is 50/50 because my high school overseas is just a small local one.

I asked them for more details but they didn’t give me much support.

Heloc or heloan for BRRRR

Planning to take out money $110k-$150k from my primary paid off house to use as down payment for investment property. Talked to 8 lenders each has their own highlight product which is so hard to choose.
I am still searching for propety now which can take time to find good deal. For HELOAN, I have to make monthly payments right away even still looking for property which can take months. At first I think this is good way bc it offers fixed rate (local CU offers me 4.99% fixed for first 12 months then variable) but i have to rush to find deal and start projects right away which can be risky.
While heloc I just pay when i use which can be relevant to bRRRR strategy , but main thing is variable rate which start at 6.5% and can go up or low. How often rates will change? Like can it be 6.5% this month and next month 10%?
My exit will be refi investment property to pay off HELOC/HELOAN within 6-12 months.
Anyone have been in investing route, can you share some thoughts?

My GX got into accident and they had to replace bumper. Collision place told me they ordered bumper and it came in Black and they had to paint with the color code from Lexus. But when I stand outside, the difference kinda bother me. But some angles it looks the same. Can you tell?

Hey everyone ,
Anyone know how to fix this loose plastic part on GX460 that stay right below the spoiler? It doesn’t attach or tight well to the main spoiler. Or is it the way it supposed to be?
I got into accident and collision shop had to replace the whole spoiler. Since then this part keep making sound when I close back door or top rear glass window. Contact them to fix but they lazy ahell
