Advice needed! Looking at a house with an easement—what do these pipes mean and is it a big risk?

Hi everyone, I’m currently looking at a property, but the section statement shows an easement on the lot. I’m a bit worried and would love some help evaluating whether this house is still worth buying. Could someone help me look at the contract maps and answer a few questions?

  1. How should I interpret this easement? Is it specifically for a sewage/drainage pipe? Based on the diagram, how many metres is it from the backyard fence?
  2. Impact of the blue line (Water Main): In the second image, there is a blue line marked as a water main running in front of the property. Does having a water main here negatively impact the house, future renovations, or resale value?

Any insights, experiences, or advice on how to read these plans would be greatly appreciated! Thank you in advance.
