ChatGPT failed me and said this is probably an indie author (probably true) I remember odd specifics of this book

Single dad/guardian moves to small town from the city with young daughter or niece, moves into rundown house with garden. I think the child is his but can't fully remember. Firefighter neighbour lives up hill but can see into their home. First meeting is firefighter walking down stopped traffic warning about delay, he recognises his neighbour but they haven't been introduced yet.

I think it was a standalone but might be a spin off from another series where we met the firefighter.
