Not Bonding

I have 4 zebra finches (2m/2f). One of the ladies passed and I replaced her with another lady for my lonely male. It's been 5 months and they still haven't paired off. The new lady sleeps with the paired group and the single male sleeps on his own.

Would you recommend giving it more time because of their age gap? Or, bring in a 3rd pair? My cage is 46 inches long.

Something really weird to note. My unpaired male is my oldest zebra and he has never sang or beeped. 100% mute. Nothing wrong with him, but he makes no sounds.

They have all came from the same breeder.

5 year tenant moving out of old house in [CA].

Been renting a house in San Diego for the last 5 years. House hasn't been updated in a while and I paid $200 anytime something old broke. I signed the lease so I paid. Examples include rusted pipe exploding, roof leaking three times in three separate locations.

Im moving out at the end of the month and the house is in good shape outside of some weeds and minor paint touch ups. My big question revolves around him wanting to charge me $400 to repaint the kitchen sink as the previous two paint jobs have chipped away. I know hes repainted it several times as the maintenance guy has told me so. So am I responsible for this and if not, what do I tell him?
