Landlord insurance help

So I am a landlord of an apartment dealing with a water leak somewhere in the building. The damage is on the walls and ceiling.

The management company has buildings insurance which I am in contact with their loss adjuster. The insurance policy states an excess of £5000 for escape of water.

I also have landlord insurance with directline and their excess for escape of water is £500.

So far I have been told that directline won’t cover the walls and ceiling because there is block insurance in place. However the excess is so high that I m unlikely to be eligible to claim on that and would need to pay up to £5000 to fix something which is not our fault. Is it correct that I cannot claim on directline because block building insurance is in place? Will I end up paying up to £5000?

Also the renewal with directline is coming up so should I just cancel the buildings cover. I don’t have contents or legal cover so is there any point in buying my own landlord insurance?

Any help would be appreciated

Water leak from upstairs flat. Upstairs won’t give access

Hi any advice would be appreciated

I am a landlord of a flat and has an estate agent managing the rental. I pay service charge to a management company

4 weeks ago I was made aware of a water leak from upstairs. The management company has not been able to access the flat upstairs because the owner is not local. Owner says they can’t see any obvious leaks. Management company says they need to access both flats to investigate. There has been talk of forced entry which still hasn’t happened.

Now our tenant has vacated the property early due to health and safety risk. Leak is ongoing and unmonitored. Management company dragging their heels on forced entry. They seem to want to wait for the owners to open the door for them. Our estate agent can’t do anything. My landlord insurance company says they can’t do anything.

I believe there is block buildings insurance but my priority is to stop the leak.

Is there anyway to expedite a forced entry? I am just in disbelief that this has been going on for so long

Thanks
