I’m thinking of moving to the Blackstone community and wanted to know if anyone had any helpful advice, pros, cons, if it’s a good place to live or not to live? Mello Roos? Neighborhood friendly? Traffic? Is PG&E even with solar and issue? Is fire insurance bad?

I’m thinking of moving to Folsom Ranch or Eldorado Hills. I hear the fire insurance in Eldo is very expensive and can get to 6-10k/year. I was wondering if fire insurance is included in the home insurance for homes in Folsom ranch or if it’s separate and if so is it expensive? Also what are your typical SMUD bills. Any regrets moving to Folsom ranch?
