Why is there such little housing stock available?

My wife and I are planning on buying on the north side next year. For single families, I'm shocked at how little inventory is available. We're going to revisit in the Winter / Early 2027... but any ideas why so little inventory is available? And any tips on timing?

On one hand, it's a sellers market.

On the other hand, so few are selling ?

(Filtering for any home under $2M. We may be forced into the suburbs... We see less than 20 houses available)

Kia's Adaptive Cruise Control and Lane Assist is the best I've ever experienced.

I wonder if this is just a function of technology improving or if this is a real upper hand for Kia.

I just drove from Chicago to New York in a 2026 Kia Sorrento... And I've done this drive multiple times in the past 5 years, and the Kia's assisted cruise control out performed a 2024 Jeep Grand Cherokee, and a 2023 Volkswagen Taos.

I've also driven from San Diego to LA in a Tesla Model X back in 2021. All of these drives heavily relied on ACC and lane assist / assisted driving tech.

This Kia experience? By far the best. Centered the whole time. Slowed and sped up with traffic. I'd say 400+ of the 800 miles were basically automated in the middle lane. It was the least mentally taxing long drive I think I've ever done and I'm so impressed I'm thinking of replacing our second car with another Kia...

My question for the group is...

Does Kia just excel at this or is every 2026+ car this good?
