Anyone else here reserved a unit in Rathborne Crossing and still waiting on contracts?

Paid the booking deposit 1.5 month ago. Just wondering if others are in the same situation or if anyone has received theirs yet.

Buy a cheaper starter home or stretch for a long-term family home?

I’m deciding between buying a more affordable property now and upgrading in several years, or stretching financially to buy a long-term family home immediately.

From a purely financial perspective, which approach is generally wiser in the Irish housing market? What factors should I compare before making the decision?

I’d also appreciate recommendations for an independent financial adviser who could review both options. Happy to pay for professional advice.

Rathborne Crossing duplex vs South Coast house?

Which would you choose?

Rathborne Crossing, Ashtown: 3-bed duplex, 110m², €500k

South Coast, Shankill: 3-bed plus study house, 143m², €800k

Is the extra €300k stretch worth it for the larger house and location, or would you choose the cheaper duplex?

Stretch to 33% of monthly take-home pay for a forever home, or stay closer to 25%?

I am deciding between:

A cheaper home with mortgage repayments around 25% of our monthly take-home pay

A larger long-term family home with repayments around 33%

​

We plan to have children, so we are trying to balance space and avoiding another move against childcare costs, job risk and general financial flexibility.

For people who have bought in Ireland, what percentage of monthly take-home pay felt comfortable in reality? Is 33% reasonable, or is 25% the better sweet spot?

Which area would you choose to buy in: Woodbrook/Shankill, Rathborne/Ashtown or Donabate?

My wife and I are in our early 30s and looking to buy our first home. We may start a family in the next few years, so we’re trying to think long-term in terms of lifestyle, area, commute, safety, schools, amenities and resale value.

We’re considering:

  1. South Coast / Woodbrook, Shankill — 3-bed, around 99m², no proper garden, but approx 20m patio + 20m balcony. Around €600k.

  2. Rathborne / Ashtown — 3-bed house with garden, attic converted, built around 2019. Around €650k–€670k.

  3. The Ridge, Donabate — 3-bed house, around 120–130m². Around €550k–€600k.

If you had to choose one, which would you pick and why?

Would really appreciate honest opinions from people who know these areas or have made a similar decision. Thanks!
