Hi everyone! Looking for some advice from fellow landlords.
I have a townhouse in Ottawa that's currently tenant occupied. My tenants are leaving Canada at the end of the month. The house has been listed for sale for about 25 days, but we've only had two showings, so the market seems quite slow right now.
My realtor is suggesting we remove the listing, wait until the tenants move out, clean and stage the house, then relist it for sale. The other option would be to find new tenants and continue renting it. The tenants are moving, so basically selling everything and leaving like a camping, which didnt give us good pictures.
For those of you who have been following the Ottawa market, what do you think of this approach? Has anyone had better luck selling a vacant home versus a tenant occupied one? I'd really appreciate hearing about your experiences.
