[META] User flairs have been updated

After a LONG wait (the old flair list still had Kirsty Levell in it, who left the club 2023) I've updated the flair list to have our current squad.

Any old flairs will remain, but if you switch away you won't be able to switch back. That said, there should be an option for a free-text flair so if you missed out a "Ruby Mace" flair you can set yourself up with one.

Injury updates on the squad - Keane in; Clarke, Tierney & Eddie out

Key quote:

In brief:

  • Sam Tierney has suffered an ACL injury and will be out for a long time
  • Celeste Boureille is also out with a major injury and there's no timeline for return
  • Emma Jansson & Liv McLoughlin both expected back in training in mid-October
  • Liv Clarke picked up a light ankle injury during the Durham game and might miss the Ipswich game, but Katie Keane is fit for the weekend
  • Leah Eddie picked up an injury during the Durham game and will miss the Ipswich game, but is expected to be back after that.

Property law can be a kafkaesque nightmare

This is closer to "off my chest" than seeking advice. I have a lawyer on this already.

Basically, I own (deed, land registry etc...) some land with a parking space on it, but the estate management has signed a contract with a private parking company to operate there, handing out parking tickets to people - including me, the landowner. (The estate manager is an RTM, and not the freeholder.)

Having gone through complaints with all the main parties (freeholder, RTM, managing agent, and the parking company directly) we ended up bringing a case to court, where it was struck out.

  • Claim against the parking company: I have no contract with them. They're not trespassing because they reasonably believe they have a valid contract with the estate managers who assure them they are duly authorised. My complaint must go to the estate managers.
  • We cannot claim against the managing agents because we have no contract with them. They signed the the contract with the parking company, however, and assure me they did so under the instructions of the RTM.
  • Freeholder: has no part in any of this. The regulations around RTMs mean they can't overrule the RTM or their agent even if they wanted to. They're certainly not obliged to, and won't.
  • Claim against the RTM: struck out because there's no vicarious liability (as ruled on by both a district judge AND a circuit judge on appeal) between the RTM and their managing agent.

So we're having to sue the managing agent directly, where I know full well they'll produce a letter of authority from the RTM and get the case against them struck out and then I have no idea what to do.
