Real estate situation
Hello all. Could you guys share what the real estate situation in Thessaloniki currently is? First of all I am from Sofia, Bulgaria. Close relatives of mine recently inherited some money and are exploring options of investing it in real estate. I know this is probably the worst way to invest money in 2026, but they are old people and this is the only option they consider legit and are not open towards any other ideas. The issue is that their budget is around 100k. In Bulgaria especially in Sofia, for that money people can buy a garage or some extremely small 20-25 sq/m 1 room apartament in a shitty neighbourhood, which would need some serious renovation as well. The market is insane, for example in some neighbourhoods prices go up to 4-5-6k per sq/m. Every other town except Sofia has extremely low rent, due to the whole country trying to live in the capital. Yet the estate prices are rising in small towns as well. For example in Plovdiv a decent 2 bedroom still costs more than 100k, yet the rent is arond 200 euro. Please share your opinion on the real estate market in Thessaloniki or maybe some other towns close to Bulgaria. I am pretty sure Athens has the same crazy ass market as Sofia, but at first glance in some greek realtor websites i saw dozens of 2-3 room, 60-70 sq/m apartaments in Thessaloniki for less than 100 000k. looking for opinions on Thessaloniki, other suggestions, such as Kavala or something else. All suggestions and information regarding neighbourhoods, rents etc. would be appreciated. Also what are the taxes and how is ENFIA calculated?
PS: Please don't hate on my old ass relatives lol. They actually love Greece and go here every month. They pretty much prefer greek real estate, where they can eventually go live when they retire, instead of buying a matchbox apartament for hundreds of thousands of euros. Don't consider them foreign assholes, coming to buy greek real estate and then take hard earned greek money. I am pretty sure you already have a lot of local assholes doing the same but in extremely larger scale. (Like owning a whole building and destroying families with insane rent) I know we do have them in Bulgaria.
