Things you wish you knew when you sold for the first time

Hi TRE community,

About to sell my first property and wondering what you wish you knew before selling for the first time. I'm more interested in what happens after the property is listed on MLS and what to expect starting that point. I am working with an agent but want to do my own due diligence and learn from your experiences, including things you wish your agent had prepared you for or never shared with you till the last minute. Thanks !

Edit: Thanks for all the amazing feedback. I should have been more clear, house is staged, decluttered, photographed etc. I want to learn more about what happens once the offer(s) start coming in (hopefully) and what are the dos and don'ts at that time. Some of the comments have already addressed those but keep em coming. TY

Seeking Neighbourhood Advice: Toronto/GTA Home Search

TLDR: My partner & I are looking for a 3+ bed, 2+ parking detached/semi/townhome around $1.5M. We need a 30-40 min rush hour commute to Sheppard/Yonge (partner) and 401/Dixie (me), plus Union Station access. Key features: safe, good schools, diverse, and ideally walkable with nearby amenities. Currently exploring Etobicoke/Mississauga near the 427, and the Bayview/Sheppard area. Any recommendations or insights are greatly appreciated!

My partner and I are beginning our home search and would greatly appreciate any insights or recommendations you might have regarding neighbourhoods in the Greater Toronto Area. We understand our criteria are extensive, and we're looking for practical advice from those familiar with the market and various communities.

Here are our main requirements:

Location & Commute:

  • Primary Work Locations: My partner commutes to Sheppard & Yonge, and I commute towards the 401/Dixie area. We're aiming for a 30-40 minute commute time during rush hour for both, utilizing either driving or public transit.
  • Transit to Union: A strong transit connection to Union Station is important for potential future job opportunities.

Property & Budget:

  • Property Type: We are looking for a detached home, semi-detached, or a townhome.
  • Size: Minimum of 3 bedrooms.
  • Parking: Need at least 2 parking spaces.
  • Budget: Our budget is approximately $1.5 million.

Neighbourhood Characteristics:

  • Safety: A safe and secure neighbourhood is a top priority.
  • Schools: Access to good schools is important to us.
  • Diversity: We are looking for a diverse and inclusive community.
  • Amenities: Ideally, the neighbourhood would be walkable with convenient access to shops, cafes, and other amenities.

Areas We're Currently Considering:

  • Etobicoke & Mississauga: Specifically areas closer to the 427, as this seems to offer a good balance for our commute needs.
  • Bayview/Sheppard Area: This area is also on our radar.

We're keen to hear from anyone who has navigated a similar search or has suggestions for neighbourhoods that might fit our criteria. Any specific street names, local insights, or general advice on managing these expectations in the current market would be incredibly helpful. If this is not realistic for the budget, happy to hear feedback.
