I just got my first deal under contract and am starting to send this out to buyers. Should I build a website before sending this deal to buyers?

How do you handling comping and determining ARV if there havent been any full renovations or flip sales in the specific area the property is in? Would you just calculate off similar houses that have sold even if they're not full renovations, would you go further out of the area to see if you can find anything? And ive heard its a big no-no but would you look at any properties that sold further out than the last 12 months?

What are the most credible YT channels/resources online for learning wholesale?

Once I select an area, what are the key indicators you use to find properties to contact? Are you looking for lower income areas?
