Negotiationing for a Modular/manufactured home?

Hey there ! Thanks to this sub I FINALLY found the right small modular to put on my land for my mom.

They want $85K for the scotbilt Amelia we LOVE . she can really only pay $75K with the site prep and the model she needs has a porch.

How much wiggle room do dealers usually have for discounts?
How much difference does it make to shop through the different dealers?
where can i look to see if there are any used models of this same type?

I need help! I’ve been looking for MONTHS now for an ADU that we can put on our property for my aging (and poor) mother. I’ve found so many really nice campers she would be perfectly happy in (her words) but that’s not exactly legal in NE FLorida. My land is AGR (not rural) but it feels really hard to find actual HUD certified Modular’s that can be placed here. I’ve found TONS of nice things but when I dig in they are considered ‘park models’. Building code says the adu can only be 1/4 the size of my 1684 sq ft house.

I was disappointed to find that many of the “Tiny Homes” are still considered park model RVs.

Does anyone have any leads on a permanent modular that is 425sq ft or less?
