I've found pools adding around 17 percent, or roughly $100,000, across eight Sarasota County communities.

I've been looking at pool home sales over the past year or two in a few Sarasota County communities and, as a resident and an agent (with Putnam Realty Group), there seems to be a misconception about how much a pool affects home values.
Using public records, I looked at 204 single-family resales across eight communities. I compared homes of similar size within each community, so the difference isn't simply because the pool homes were larger. Every community showed pool homes selling for more, with a median difference of about $99,550, or roughly 17%.
Sarasota National in Venice had the biggest gap, about $178,000, while Palmero in Nokomis was much smaller at about $65,000. And I know this doesn't mean the pool itself is worth the entire difference. Lot location, water views and upgrades can obviously be part of it.
So I'm curious, for those of you in other parts of Florida, are you seeing anything similar? Does having a pool seem to make this much difference in your local resale market, and if so, is the difference mostly in newer construction?
