Switching HYSAs because our rate dropped again - what are people actually getting right now?

We've been parking our down payment savings in AMEX HYSA for a while now and the rate keeps sliding. Saw the post about them dropping to 3.00% and yeah, that tracks with what we're seeing on our end too. We're pretty disciplined savers, budget everything in spreadsheets, and this account is basically untouched except for monthly deposits. So the rate is the whole point.

We're in Nashville, married with kids, trying to hit a down payment target in the next 18 to 24 months. Every basis point matters when you're talking about a chunk of money sitting there that long.

Not looking for anything fancy. No weird requirements, no hoops, no accounts that are technically not banks. Just a straightforward HYSA with a competitive rate and no games.

Curious what people are actually using right now and what rates you're getting. Marcus keeps coming up when I search but I've also seen some people mention CIT. The landscape shifts constantly and half the info online is already outdated by the time you find it.

What's your current rate and who are you with? And has your rate been stable or dropping like everything else seems to be?
