[OC] What ~$140K gets you in Czechia: 18m² in Prague vs. 68m² 100km away

I collected 20,000+ Czech apartment listings and put 7 ML models to work figuring out what drives their prices. Here are a few things I found interesting in the data:

  • Prague's median apartment price is 3.6× higher than in the cheapest region (9.9M vs. 2.75M CZK).
  • 3,000,000 CZK (~$140K) gets you roughly 18 m² in Prague, but 68 m² in Most.
  • The weirdest one: apartments listed as Projekt (still at the planning/off-plan stage) are actually more expensive per m² than finished Novostavba apartments: 144,616 vs. 125,902 CZK/m². (145,004 vs. 129,523 CZK/m² after the fix)
  • Prices fall as you move away from Prague, but only up to a point. After roughly 75 km they start going a bit back up, presumably because you're getting closer to Brno, Ostrava and other cities.
  • Even within Prague, location swings price 2.2×: Staré Město (225,000 CZK/m²) vs. Dolní Měcholupy (104,241 CZK/m²). After the fix, that gap now sits at 1.9×: Staré Město (225,000 CZK/m²) vs. Černý Most (119,306 CZK/m²).

Edited: I added annuity (an extra debt some cooperative-ownership apartments carry on top of the listed price) into the price for listings where it applies. This increased some of the cheapest listings a bit, so a few numbers and charts in the link below shifted slightly from what is shown here.

Data source: Sreality.cz (Czechia's largest real estate portal), July-August 2026.

Tool: Python (pandas, matplotlib), full analysis: GitHub link.

A few things these charts do not show worth putting up front:

  • These are asking prices, not confirmed sale prices.
  • "Implied apartment size" = budget / median price per m² for that city, it's a simplification, not "the exact apartment you would get".

This project is for entertainment/educational purposes, not financial or investment advice.

I pulled 20k+ Czech apartment listings and made 7 ML models fight over the price

There are some interesting patterns in the data and a few results I definitely did not expect. I have put the analysis and visualizations together here. Have a look and let me know what you think or if there is anything you would approach differently.

Apple is hiring BI developers with a Tableau

I came across a Senior BI Developer role at Apple where Tableau is a key requirement. Curious what others think, is this about flexibility, design or just sticking with what already works?

For a company that can literally build anything internally, that is an interesting choice. I expected something like Looker or some custom stack, but they are still relying on Tableau.

Are online data "gurus" actually helping people land jobs or are they mostly just content creators?

There are hundreds of teachers, coaches and mentors across YouTube, LinkedIn etc., but it feels like their real income comes from content creation or course sales, not from any real data work. I am genuinely curious: has anyone actually landed a data role in the last 5 years by following one of these roadmaps, especially without a tech degree and coming from a completely unrelated field?

Right now the whole thing looks like a machine designed to keep people learning forever. It seems like a large share of learners worldwide are essentially the target audience for these online advisors. Would genuinely love to be proven wrong. If you have seen real examples or experienced this yourself, I’d be interested to hear.

Find Your Next Favorite Walk

I built an AI agent that helps you discover great walking and hiking spots near you.

It searches for all walkable green areas within a 25 km radius, not just national parks, but also local forests, nature reserves, and hidden gems most people overlook. The model then recommends the top 2-3 options, along with practical reasons for each choice.

I’d really appreciate your feedback on how well it works in your area, especially if you’re outside Central Europe, where I’ve mainly tested it. Let me know what you find!
