Consequences of breaking a 1yr lease

As a soon to be retired expat in Bangkok on a 90 day non o visa obtained while still in the us, once I land I will be in a race to find a long term apartment/condo lease so I can open a thai bank account in enough time to allow the funds seasoning period required (60 days) to renew the visa in 90 days. My question is what happens if I sign a 1 yr lease quickly, and later find out the apartment is horrible? When I break the lease what are the consequences? I understand I would loose all security deposits but what about the rest of the lease term? Is it like in the us where the landlord could prevail in court and be awarded payments from me for the rest of the lease term?

Will a hotel provide a TM30, etc needed to open a bank account?

I am planning on arriving in Bangkok with my wife in a couple of months on non O retirement visas obtained while still in the US. When I get there, the 30 day clock starts for us to open thai bank accounts so we can transfer the 800k baht each so the 60 day "seasoning" period occurs before the 90 visa renewal. My question is can we arrive and stay at a Hilton hotel (Garden inn Bangkok Riverside) and get a tm30 or whatever else is required to prove residency by the bank to open accounts? Thanks!

Medical certificate for non OA visa applied for while still in the US

Has anyone had trouble or issues getting the medical certificate required for the non OA retirement visa application signed by their primary doctor in the us? My doctor ghosted me when I asked about it on my hospital/insurance network's messaging app. I can't even get an answer if it can be done remotely or if I need an actual appointment. Is it possible it can be done by going to my network's urgent care instead? Or Passport Health maybe? New York resident here if it's relevant. Thanks!
