Nightmare buying a property
Bumili ako ng bahay at lupa last year, at hanggang ngayon, di pa rin ako tapos sa paperworks. Lahat ng sistema sa pinas, corrupted. Wala akong choice kundi magbayad ng kung sino sino para lang maayos ang bahay na binili ko. Hindi ko naman to gawain, so wala rin akong masyadong alam. Kung mahirap pala bumili sa mga developer ng bahay, mas mahirap pala sa tao. 😢 I’m just here to share my experience and lessons. I told my self, NEVER AGAIN!
First of all, yung titulo.
The land was owned by a rich-political family in the city. Nag subdivide sila ng isa sa mga lupa nila at binenta sa mga tao. The deed of sale was 1992. Pero nareleased lang yung subdivided title nitong 2017 (around this period) and still under pa rin sa name ng rich political family. Yung pinagbilhan ko, hindi niya na pinalipat yung title. The rich family was aware na binebenta yung lupa, and sabe saken, the family is willing to sign the deed of sale. But everytime na magpapapirma ako sa kanila, kailangan ko magabot sa tao nila otherwise di nila ipapasa yung papel ko sa mga amo nila.
Second, yung Lawyer:
I consulted this lawyer, na nagsabe saken everything is okay, but actually it’s not. Before the sale, we already consulted him, and we already paid like 30k just for his professional fee for a 1 hr discussion. He knows that the title and the tax declaration of the building is named to another person, but we just did 1 deed of sale and paid his fees 🥺 i had to redo the deed of sale and paid the fees again 😢
Next, yung tax declaration ng building.
Under na to dun sa tao na binibilhan ko, the owner was married to a foreigner who is now deceased. On the Tax declaration, it was named to the owner with “married to”. Same, the lawyer didn’t mention this, that i need extra judicial etc. That’s another set of fees. And a lot of things i need to do just to get this settled.
Next, yung meralco.
This is the most difficult ever. 🙃
The house was already built, and already has a meralco connection until 2023. There is no unpaid bills - pinahila daw nila ung metro just because wala ng nakatira sa bahay at baka lang daw may makijumper. That’s true, settled naman yung balance ng account.
But… when i was trying to reconnect, ang sabe nila need ko ulit ng right of way kung san ikakabit ang metro at ung CFEI.
Yung CFEI - makukuha sa city hall, pero bago ka makakuha, kailangan ng building permit - this is an old building, but still they are looking for building permit. 🥹 so nagtry ako kumuha ng building permit. And sad to say, they told me my violation yung isang building. 🙃 yung setback daw. (FYI, same naman sa ibang building na nasa same area) and ofcourse, to go through this, pera pera na lang. 🥺
we got all the permits na, then we need the right of way. Eto yung kung saan ikakabit yung metro. Eto yung tipo na yung mga metro nasa isang lugar lang, at etong lugar na to ay pader ng school. So kailangan ko pa magpaalam sa school. The principal approved a location for us - GIVEN THAT ipapaayos ko yung mga wire na nakalaylay. I don’t have a choice, but i have to agree. After that, yung meralco, di naman pumayag sa area san inapprove kasi malayo daw (sa area na yun, may mga metro na nakabit na ha, so di ko gets si meralco)
So nagbigay si meralco ng place san daw pwede. It’s another wall ng school kung san nakalagay yung ibang metro. But si principal naman ang ayaw. Hayst, life. He only agreed if ipapafix ko yung issue niya sa bubong. 😅
Ang hirap sa pinas, all the moves i have left, is blocked and i need to pay someone to help remove that blocker - not because they’ll help me with bureaucracy but because they have the POWER.
Also, MERALCO, this is the only source of electricity we can have in Philippines, so they hold the POWER (intentended pun) too.
I’m just so down and sad knowing i live in this country. Yes, maybe i did a lot of dumb decisions or didn’t do enough due diligence, hindi lang naman ako siguro nagiisa?
