First time refinance - please help

How bad is this? Seems very expensive. Saves us ~$300/month (which we could really use - 0% annual raise received despite company record profits). Skip first mortgage payment, ~$2100 cash out. Refunded $1774 from other lender escrow. Want $500 up front? but then it’s refunded one the loan is closed, confirmed 3x. It’d be nice to have a little cash on hand as we were forced to dip into our emergency fund. And save the $300/month just not sure this makes 100% sense.
