Moved into a home with asbestos linoleum in the basement.

I just moved into a home built in 1969 in the Midwest with what appears to be the original linoleum from the owners who sold the home last in the early '90s. I had a company do testing for lead asbestos forever chemicals and a whole host of other household contaminants and they found that the linoleum in the basement, which is all cracked and chipped as you can see from the photos, is 20% chrysotile asbestos.

My short-term plan is to simply be gentle with everything in the basement at this time. We are still in the process of unpacking all of our stuff having moved from many states away, and then addressing it with a certified contractor. But I'm worried about the cracks and chips leading to the particles getting kicked up. The most egregious is the torn linoleum that is in the door jam of a utility room. That's for adults only though. Right now I have a brand new Coway air purifier (AP-1512HH) in the basement with a HEPA filter that may help capture any airborne asbestos.

My questions for this community are: how bad is this and how long can I put this off before taking it all out with a the proper contractor? Is it viable to seal the cracks and chips until somebody removes it entirely?
